The Quarterly Mortgage and Landlord Possession Statistics

The Government has recently published their quarterly report on mortgage and landlord possession statistics for April to June 2023.

 

Changes in Mortgage Possession Claims

 

Mortgage possession claims have increased by 15% to 3,986 when compared to April-June 2022 (3,478). The average time from claim to mortgage repossession has decreased by 55% to 48.7 weeks when compared to April-June 2022 where the time was 108.4 weeks. Whilst this is still a long wait to recover possession, it is positive to see that this time has reduced.

 

The statistics have confirmed that mortgage claims, warrants and repossessions are at 36%, 44% and 49% of the volumes pre Covid-19.

 

Lastly, the possession statistics also indicate that the median time taken between an outright possession order and possession is 43.6 weeks, with suspended orders being 322.6 weeks.

 

Changes in Landlord Possession Claims

 

Landlord possession claims have increased by 24% to 22,537 when compared to April-June 2022 (18,193). The average time from claim to repossession has decreased by 5% to 22.1 weeks when compared to April-June 2022 where the time was 23.4 weeks.

 

In April to June 2023, 33% of all landlord possession claims were made by social landlords and 32% were made by private landlords. Prior to Covid-19, around 60% of landlord possession claims were made by social landlords.

 

Conclusion

 

Whilst the timelines from Order to possession remain high across the country, the latest statistics should provide some peace of mind that the Courts are recovering from the Covid-19 backlog and will progress to shorter timescales in the near future.
